This modern multi-story development showcases a complex structural concrete system designed to support both durability and efficient construction sequencing. Concrete was utilized throughout the project for pile caps, footings, grade beams, walls, columns, slabs-on-grade, and elevated structural slabs, forming the foundation and primary structural framework of the building.

The 80,000-square-foot structure required approximately 23,000 cubic yards of concrete and 1,650 tons of rebar fabricated on-site. One of the project’s most significant challenges involved the construction of the stair and elevator towers. Five levels of concrete walls above the podium slab had to be completed using mobile cranes positioned around the building prior to the start of the framing system. Because this work was critical to the project sequencing, extensive coordination and scheduling were required to maintain overall construction progress.

The building utilized cast-in-place concrete for the first two floors, creating a robust podium and foundation structure capable of supporting the upper levels. Above the podium, eleven additional floors were constructed using precast hollow-core plank systems, allowing for accelerated installation, consistent quality control, and reduced on-site labor while maintaining structural integrity and precise alignment.

To address the building’s location adjacent to the river, the project incorporated specialized concrete mix designs focused on durability and environmental performance. Corrosion-inhibiting additives and epoxy-coated reinforcing steel were utilized to provide long-term protection against environmental exposure and moisture-related deterioration.

The completed structure presents a clean, modern appearance defined by smooth concrete finishes, well-defined edges, and consistent surface textures across slabs, walls, and columns. The project reflects a high level of craftsmanship, coordination, and technical execution, resulting in a durable and visually refined final product.
